Foreclosure Rescue lists and sells homes before the trustee's sale, handles short sales, and plans your next home before you move. San Diego County and across California, with no upfront fees.
Three services, one goal: the equity you've built goes to you, not to the auction.
Our core service
Sell before the auction
We list your home on the open market, where buyers compete for it. As part of your listing, we send it to the trustee with a request for the postponement California law allows when your file qualifies. When the home sells, your loan is paid off at closing and the remaining equity is paid to you.
Best for: homeowners with equity and a trustee's sale date on the calendar.
Market valuation and a seller's net sheet before you sign
Your listing on the MLS and major home-search sites
Listing sent to the trustee with the postponement request, when your file qualifies
Written payoff confirmation from your loan servicer
Offers, negotiation, and escrow through closing
Your equity paid to you at closing
If you owe more than it's worth
Short sale
We ask your lender to approve a sale for less than the full payoff, so the home sells instead of going to auction. The lender decides, and approval isn't guaranteed. We tell you up front whether it's worth pursuing.
What's included
The short-sale package your lender requires
Negotiation with the lender on your behalf
A buyer, escrow, and closing
Planned before you list
Your next home
Where you'll live after closing is part of the plan from the first call. Depending on your credit, income, and timing, that can mean buying again, seller financing, rent-to-own, or a rental.
What's included
Your next-home options reviewed before you list
Move-out timing matched to your closing
Representation when you buy again
Your four options, honestly compared
Everyone calling you is selling one of these. Here's what each one means for your equity.
Keep the home
Catch up, modify the loan, or refinance.
Works when
Your income supports the payment and the lender agrees.
Watch for
Applying doesn't always stop the sale date. Time runs while you wait.
Equity kept: all, if approved
Sell to a cash investor
A quick offer, often in days.
Works when
Speed matters more than price, or the home needs major repairs.
Watch for
Offers are usually well below market. The difference becomes their profit.
Equity kept: often a fraction
Let the auction happen
Do nothing and the trustee sells it.
Works when
Rarely. Only if there's no equity and no other path.
Watch for
Bidders set the price in minutes. Eviction can follow, and the foreclosure stays on your record.
Equity kept: little or none
What we do
List and sell before the auction
Pause the auction and sell on the open market.
Works when
There's equity and the listing is in place before the postponement deadline.
Watch for
Timing. If you owe more than the home is worth, we'll talk about a short sale instead.
Equity kept: most, after costs
We don't arrange loan modifications or refinancing. If keeping the home looks realistic, we'll point you to a HUD-approved housing counselor, whose help is free or low cost.
What happens when you reach out

Questions about our services
What does it cost?
Nothing upfront. Like any home sale, the commission is paid from the sale at closing. Your net sheet shows every cost before you sign anything.
Can you stop my foreclosure?
No one can honestly promise that. California law may allow the auction to be postponed when the home is listed for sale before a deadline that comes before the sale date. A sale that closes before the auction pays off the loan and ends the foreclosure. The free file review tells you whether your file qualifies.
Do you help with loan modifications or refinancing?
We don't arrange loans or modifications. If keeping the home looks realistic, we'll point you to a HUD-approved housing counselor, whose help is free or low cost, and tell you honestly how much time you have.
What if I owe more than my home is worth?
A short sale may be an option. We ask your lender to approve a sale for less than the payoff. The lender decides, so we'll tell you on the file review whether it's worth pursuing.
Do I have to list with you after the file review?
No. The file review and your numbers are free. You decide after you've seen them.
Where are you in the process?
Pick the letter you've received. Each path starts with a free, private conversation.
Auction date scheduled
Have an auction date? There may still be time to sell and keep your equity.
California law may let you pause the auction and sell on the open market. A free 10-minute file review tells you whether your file still qualifies, and what you'd walk away with.
